Welcome and thank you for choosing Mirana Property Management Software, a software‑as‑a‑service (SaaS) platform developed and operated by Mirana Property Management Software ("Mirana," "we," "us," or "our"). By accessing or using our websites, mobile applications, and related services (collectively, the "Services"), you agree to be bound by these Terms of Use ("Terms").

1. Scope and Purpose

Mirana Property Management Software streamlines property management for landlords, property managers, and residents. The Services are provided for operational and informational purposes only and do not constitute legal, financial, or real‑estate advice. You acknowledge that the Services may contain advertising curated to your interests.

2. Eligibility and Registration

You must be at least 18 years old to create an account. By registering, you warrant that: (a) you meet this age requirement; (b) your account has not been previously suspended; and (c) your use of the Services complies with all applicable Ethiopian laws and regulations. You are responsible for safeguarding login credentials and all activity under your account.

3. License to Use Services

Subject to these Terms, Mirana grants you a limited, non‑exclusive, non‑transferable license to access and use the Services for lawful personal or business purposes. Commercial real‑estate transactions or any use not expressly permitted require Mirana’s prior written consent.

4. Restrictions on Use

• Do not reverse‑engineer, decompile, or otherwise attempt to extract source code.
• Do not upload malware, conduct automated scraping, or disrupt system integrity.
• Do not post illegal, discriminatory, or offensive content.
• Do not impersonate others or misrepresent affiliations.
• Comply with Ethiopian anti‑discrimination laws in all rental activities.

5. Fees and Subscriptions

Certain features may require payment in Ethiopian Birr (ETB). All fees are non‑refundable. Subscriptions renew automatically unless cancelled in your account settings.

6. User‑Provided Content

By uploading listings, media, or other content ("User Content"), you grant Mirana a worldwide, royalty‑free license to use, display, modify, and distribute such content solely to operate and improve the Services.

7. Third‑Party Services

The Services may link or integrate with third‑party tools (e.g., payment gateways, background checks). Mirana is not responsible for third‑party content or practices; your interactions are governed by those parties’ terms.

8. Intellectual Property

All intellectual‑property rights in the Services belong to Mirana Property Management Software. You may not reproduce or distribute our proprietary materials without express written permission.

9. Privacy Policy

Your use of the Services is subject to our Privacy Policy, which explains how we collect, use, and safeguard personal data.

10. Disclaimer and Limitation of Liability

The Services are provided "as is" without warranties of any kind. Mirana’s cumulative liability arising from your use of the Services will not exceed the total fees you paid in the preceding 12 months or ETB 5,000—whichever is greater.

11. Indemnification

You agree to indemnify and hold Mirana harmless from claims arising out of your breach of these Terms, misuse of the Services, or violation of laws or third‑party rights.

12. Termination

Mirana may suspend or terminate access for violations of these Terms or other legitimate reasons. You may deactivate your account at any time via account settings.

13. Governing Law

These Terms are governed by the laws of the Federal Democratic Republic of Ethiopia. Any disputes shall be resolved exclusively by the courts of Addis Ababa.

14. Feedback

Any feedback you provide is voluntary, and you grant Mirana the right to use it without restriction or compensation.
